Over many years in general private architectural practice a first meeting with a client would often involve finding out how much they did or did not know about building and planning and how that would affect their project.

In many cases as discussion continued it became clear, for example, that the difference between planning and Building Regulations was unclear and how the latter might constrain certain of their wishes for a scheme.

Once we had clarified that, the client (now probably more subdued than before) was advised on what influence the site specifics might have on what was possible. And that was before we even began to talk budget.

Too often I felt like a harbinger of doom, a killjoy pouring cold water on their burning desire to create something life-enhancing and joyful. I believe on occasions this led some clients to find an alternative architect who waited until later in the process to point out these ‘technicalities’ by which time it would be difficult and expensive to change course.
